“Jigsaw genuinely understands storage. They knew what a unit mix was before we had to explain it. Within three months our cost per lead was $3.70. We’d never seen anything close to that from any previous agency.”
From a campaign that was already running.
Extra Space Melton had active campaigns when we arrived.
You’re already running Google Ads but results feel more expensive than they should be, or you can’t clearly trace which campaigns are driving actual enquiries.
The situation
Extra Space Melton came to us with campaigns already running — an established Google Ads account with history, some SEO work done and a website that was getting traffic. The problem wasn’t visibility. It was the cost of the enquiries coming through and the inability to tell which campaigns were producing them. Phone call tracking wasn’t set up. Form submissions weren’t attributed. The account was being optimised on incomplete data — budget was going to campaigns that looked effective but weren’t, and away from campaigns that were working but appeared not to be.
What we did
We fixed the attribution before touching the campaigns. GA4 reconfigured, Google Tag Manager set up properly, phone call tracking integrated, form submissions and booking confirmation events all verified. Once we could see the real data, the picture changed completely — several of the top-spending ad groups had no confirmed conversions at all. The campaign structure was rebuilt around unit types. The existing account had a broad “self storage Melton” structure that treated all storage searches the same. We split into separate ad groups for small, medium, large and climate-controlled units, each with dedicated landing pages matched to the specific intent. Ads for climate-controlled storage went to a climate-controlled page with relevant pricing and photos — not the generic homepage. Move-in offers were tested properly for the first time. The facility had been running “first month free” continuously without testing alternatives. We ran controlled A/B tests across three offers — first month free, 20% discount for 3+ months, and waived admin fee with standard pricing. The waived admin fee converted 18% better in Melton specifically — something we couldn’t have known without the test.
What happened
When the real attribution data came in, we found three of the highest-spending campaigns had produced zero verified enquiries. The budget moved immediately. $3.70 CPL inside three months, verified through the full attribution stack we built at the start. Every enquiry traced back to its source: which campaign, which keyword, which ad. The industry benchmark for storage Google Ads CPL is $35–$55. 52% peak conversion rate in week eight, when the offer testing data had matured and the right offer was running to the right audiences. The 142% traffic increase came from rebuilt campaigns reaching more relevant searches alongside organic improvements from technical SEO fixes. The lessons from the attribution rebuild changed how the facility evaluated marketing investment permanently. Understanding which channels were actually producing move-ins — not just which ones looked like they were — changed budget allocation in ways that would have been impossible without the tracking infrastructure.

The same approach applies to any Australian storage operator with a similar starting point. The specific numbers will differ based on your market, competition and unit mix — but the structural logic is the same. The free audit shows you specifically what the gap looks like for your facility.
